Understand the purpose of each record
The Land Registry records property rights and their legal position. The Cadastre is an administrative record describing property characteristics for its statutory purposes. The cadastral reference and the Registry property number are different identifiers, even when they relate to the same home. Cadastral ownership data does not replace the legal effect of Registry entries. Use each source for the questions it can answer and check whether the property has coordinated graphical information.
Compare like with like
Before calculating a discrepancy, identify what each area measures. Plot area, usable floor area, built area and built area including common elements are not interchangeable. A flat, its storage room and a share of common areas may be described differently across documents. Ask for the underlying plans and a measurement explanation. A percentage calculated from mismatched definitions may look precise while saying little about whether anything needs correction.
Look at changes and boundaries
An extension, enclosed terrace, pool or subdivision can explain why descriptions no longer align, but the explanation needs evidence. Compare the physical situation with available permissions, title history and cadastral mapping. Boundary questions may require a technician and attention to neighbouring land. A building appearing on a cadastral map does not by itself establish that the works were authorised. Keep planning compliance separate from the question of how a feature is recorded.
Agree how material differences will be handled
Some differences can be explained by terminology or older descriptions; others affect the object of the sale, finance or intended works. Ask the appropriate professional to identify the necessary procedure, evidence, cost and likely sequence. Do not assume one simple correction updates every authority automatically. If resolution matters to your decision, address it in the contract and decide what must be completed before the next payment or the deed.
