A legal report before the purchase agreement
For every purchase engagement undertaken under this service, we provide a detailed legal report on the property before the purchase agreement is signed. The report brings together documents examined, findings, implications, outstanding checks and conditions that should be agreed.
The review is most useful before a binding reservation or deposit agreement. If you have already signed, we need the terms and dates to assess which steps remain available. We do not describe an outstanding check as a resolved issue.

1. Who is selling, and what can they transfer?
We identify owners, shares, capacity, authority and relevant consents. We review the documentary chain and any co-ownership, inheritance, corporate or power-of-attorney issues. We compare the offer with the rights the seller can transfer: the home, plot, parking, storage, terrace, mooring or other annexes.
A discrepancy is investigated and addressed in the contractual approach. The review follows the transaction: buying a vacant home is not treated as equivalent to buying an undivided share or a tenanted asset.

2. Registry, Cadastre, buildings and planning
We compare registry and cadastral descriptions, floor areas, boundaries, buildings and the supplied information about physical reality. We examine extensions, pools, enclosed spaces and use changes. Relevant planning and occupation information is requested or analysed, with further actions identified.
Depending on location and intended use, the review considers coastal constraints, flood mapping, heritage or environmental protection, rural land, access, easements and utilities. Registry or cadastral appearance is not used as a substitute for permissions. Measurements or physical inspections are referred to the appropriate technical professional where needed.

3. Charges, community, occupation and documents
We examine mortgages, attachments and other charges, separating economic debt from registry discharge. We review available community documents, debts, special assessments, recent minutes and relevant restrictions. Tenancies, occupiers and operating agreements are assessed for their impact on possession and your project.
Energy, occupation and service documentation is built into the timetable. Where a charge is cleared from sale proceeds, evidence, payments, retentions and formalities need defining. A generic promise that everything will be resolved on completion is insufficient.

4. Tax budget, agreement and completion
The budget separates purchase taxes, regulated fees, external costs and professional fees using the relevant territory and circumstances. Non-resident sellers require consideration of applicable withholding and responsibilities. Ongoing annual tax is treated separately from acquisition cost.
The report informs contract terms: documents, deadlines, regularisation, discharge of charges, payments, retentions and options if agreed conditions are not met. Completion assistance and post-completion work are defined in the engagement and quotation.

Property experience, with nationwide reach
Your lawyer does not necessarily need an office in the property’s municipality. What matters is experience, independence and the ability to obtain and cross-check the registry, planning and administrative information your purchase requires. Much of that work can be performed remotely.
We offer in-person assistance for transactions in the Valencian Community and Murcia and remote advice throughout Spain. Where a property requires a visit, measurement or local intervention, this is coordinated within the agreed scope or the required specialist is identified. Distance does not replace a check that needs physical inspection.

What you receive and how to request a quote
The report identifies what has been checked, what remains outstanding and which decisions must be made before signing. It provides understandable conclusions, documentary references and recommended actions. A thorough legal review is not a guarantee against hidden facts or a substitute for a structural survey. Scope and exclusions are recorded in writing.
Request a quote with the location, property type, approximate price, intended use, transaction stage and desired date. We offer competitive professional fees and an advance quotation tailored to the work, identifying taxes, third-party costs and additional actions so you can make an informed decision.
