What this Registry document tells you
A nota simple is an informative extract from the Land Registry. It identifies the registered property and summarises registered rights and limitations. It is useful for a buyer's initial review, but it is not equivalent to a Registry certification and it does not certify every aspect of the property's condition or legal use. Obtain it through the official Registry service with a legitimate interest and check its issue date.
Read the property identification first
Locate the Registry office, property number and CRU, if included. Read the description carefully: floor, boundaries, built or usable area, ownership share in common elements and attached spaces. Compare these details with the home you visited. Street names and numbering can change over time, while a garage may have its own entry. Record apparent mismatches for clarification rather than assuming every difference means a defect or that it is harmless.
Identify the rights and the people who hold them
Full ownership, bare ownership and usufruct are different rights. Read each owner's share and the capacity in which they hold it. The person conducting a viewing or negotiating the sale may not be the only person whose consent is needed. Ask how the seller's identity and authority will be verified, including any representation, inheritance or company involvement. Do not infer the power to sell merely from the presence of a familiar surname.
Read charges in context and refresh the information
Mortgages, attachments, easements and tax-related entries need interpretation in their context. A stated mortgage liability is not necessarily the current loan balance, and paying off a debt is different from removing its Registry entry. Ask what must be settled or cancelled, who will arrange it and what evidence will be available. Refresh the relevant information near completion through the agreed professional process. Keep planning, community debts and physical inspection as separate investigations.
