01

Your share and ownership period

Enter the dates you own the property within 2026. All income and expenses must cover this same period; monthly amounts are not automatically converted into annual figures.

For whole-property figures, we apply your share once. Select the basis for income and deductions separately below. Cadastral values must always cover the whole property.
02

What comes out of your pocket

Enter amounts paid or budgeted for the selected period, including invoice taxes where appropriate. Leave unknown amounts blank; enter 0 when you know there is no expense.

These are cash expenses. Entering them here does not make them deductible for IRNR. Mortgage principal reduces available cash but is kept separate from interest.

03

Annual income taxes

Select the competent tax authority. Common-territory IRNR can be estimated from the details below. For foral territories and Ceuta or Melilla, enter a confirmed calculation or leave tax pending.

Enter 0 if the property will not be let. The remaining days are considered for potential imputed income. This estimate covers one taxpayer and a stable tax position throughout the period.
Income accrued during the period, before expenses and excluding VAT and refundable security deposits. Use the ownership-share basis selected for rental income.

Usufruct, bare ownership, construction, business activities and special cases need a different assessment. You can still use the cash budget.

Imputed income: cadastral value and percentage

Use the IBI cadastral value: not the reference value, purchase price or land-only value.
For 2026, 1.1% requires a general collective valuation effective between 2012 and 2026; otherwise 2% applies. An annual adjustment to the IBI bill is not enough. Check the cadastral information before choosing.
This is not necessarily the year of your bill or an annual coefficient adjustment. Leave it pending if unknown and check the cadastral information.
