English-speaking property lawyer in Spain

Hugo is a Spanish lawyer (abogado), registered with ICALI under number 6,539 and practising since 2007. From the office in El Albir, Alicante, he advises overseas buyers and owners on property purchases and sales, inheritance, wills, powers of attorney and non-resident taxation.

You can discuss the transaction in English and receive an explanation of the Spanish documents and decisions involved. An English-speaking lawyer in Spain can help you understand the legal meaning of a deposit, a registered charge or a planning document, rather than assuming that familiar words have the same effect as at home.

Buying a property: advice before you sign

The most useful starting point is before a binding reservation or deposit agreement. Tell us what you plan to buy, how you intend to use it and the proposed timetable. We then agree the scope of the work and request the documents needed for that transaction.

Our property purchase legal service can include review of ownership and authority to sell, mortgages and attachments, Land Registry and Cadastre information, planning and occupation documents, extensions and pools, community debts and restrictions, and the contractual conditions required before completion.

In purchase engagements including our property due diligence service, you receive a detailed legal report on the property before the purchase agreement is signed. It identifies the documents examined, findings, outstanding checks and recommended conditions. A check awaiting evidence remains clearly identified as outstanding.

Selling, contracts and buying remotely

A seller may need help preparing the title and transaction documents, agreeing how a mortgage or attachment will be discharged, handling non-resident withholding and recording the payment and handover arrangements. The work and relevant tax filings are specified in the engagement; a general enquiry does not itself appoint us.

For buyers and sellers abroad, we can advise on the powers of attorney and representation needed for the agreed transaction. Remote work is coordinated with the notary and other professionals where the engagement requires it. A power must fit its intended use and place of execution.

The Spanish–English purchase agreement generator is a separate automated document service. It uses your answers and includes optional DocuSign signing. It does not include an individual lawyer’s review. If you need a negotiated agreement or advice about the evidence, request professional assistance before choosing the document route.

Nationwide advice and the local checks your property needs

Spanish property law combines national, regional and municipal rules. The review must follow the property’s location, legal position and intended use. We provide remote legal advice across mainland Spain, the Balearic and Canary Islands, Ceuta and Melilla; in-person assistance is offered for transactions in the Valencian Community and Murcia.

Your property lawyer does not necessarily need an office in the same town. Experience, independence and the ability to obtain and cross-check the relevant documents matter. A site inspection, measurement or technical assessment must still be carried out by an appropriate professional when needed. We identify or coordinate that work within the agreed scope.

Our destination guides explain local questions worth raising, while the guide to lawyers, notaries and estate agents helps distinguish each professional’s role.

Legal fees: agree the work and the quotation first

Professional fees depend on the property, available evidence, transaction stage, required interventions and complexity. Request a quotation describing the location, property type, approximate price, intended use, documents available and expected signing date.

We offer competitive fees with the scope agreed in advance. The quotation should distinguish legal fees, applicable tax, notary and registry costs, technical work and other third-party charges. The advertised automated contract price is not a quotation for full conveyancing or legal due diligence.

If you have already paid a reservation or signed an agreement, mention it and provide the deadline when arranging the consultation. Acceptance of an instruction and any urgent work must be confirmed by the firm.

Questions when choosing a lawyer in Spain

Can I instruct an English-speaking lawyer before travelling?

Yes. Initial document review and discussion of your plans can be organised remotely. Identity checks, formal authority and any required physical or notarial steps are arranged as part of the engagement.

Does the free property analysis include legal representation?

No. The analysis tool organises information you provide. An individual legal report, advice and representation require a separate engagement with the firm.

Is a lawyer the same as a notary or building surveyor?

No. The roles are different. Agree who reviews the legal evidence and negotiates your conditions, who performs any technical inspection, and which documents the notary needs for completion.

How can I check the lawyer’s professional details?

Ask for the lawyer’s name and bar registration and check them with the relevant bar association. Hugo’s professional identification is ICALI 6,539. Agree the services and fees in writing.

What should I send in my first enquiry?

The location, type of property, current stage and key dates are enough to begin discussing scope. Do not put passports, bank information or confidential documents into the initial contact form; the firm will agree how to receive the file.
