Start with the property's existing bills

Ask for recent IBI property-tax receipts, local charges, community statements and utility bills. These provide evidence of the property's previous costs, not a guarantee of your future bill. Check which services are included and whether there are fixed charges during periods of low use. Request the community's current budget and information about extraordinary contributions, rather than multiplying a single monthly payment and assuming the result is complete.

Separate property taxes from personal taxes

IBI is a local property tax linked to cadastral information and municipal rules. It is separate from income-tax obligations arising from ownership or rental. A non-resident individual may have to consider imputed income for an urban property used personally or left empty; rental income follows its own analysis. Your residence, use, ownership share and other circumstances matter. Review the position with the appropriate tax adviser and authority.

Budget for wear, repairs and insurance

A home needs maintenance even when nobody is staying there. Consider servicing of heating or cooling equipment, water leaks, external finishes and any pool or garden. Review insurance against the real use of the property, including periods of vacancy or rental, and understand exclusions and excesses. An initial building inspection can help identify foreseeable work, but keep a reserve for problems that only become apparent after occupation.

Choose who will manage the home

For a holiday home, include the practical cost of keyholding, inspections during absences, cleaning and emergency attendance if you plan to outsource them. Make sure official notices and community correspondence reach somebody who will act. If rental income is part of your budget, test a scenario with lower occupancy and extra repairs, while separately confirming that the intended rental use is permitted. Review actual expenses after your first year.
