Understand what the NIE identifies
The Número de Identidad de Extranjero is a personal identification number used in Spanish administrative and economic dealings. It is not the same thing as a passport, a residence card or permission to stay. Check whether you already have an assigned number from an earlier procedure. Give your notary and bank consistent identification details; an old document, a changed surname or different transliterations can require clarification.
Choose the correct application route
Official guidance allows applications through the relevant procedure in Spain or the Spanish consular office for the applicant's place of residence. Requirements, appointment arrangements and the handling of representation should be checked with the office that will receive the application. Prepare the stated reason for requesting the number and the supporting documents. Do not schedule a binding purchase deadline around an assumed appointment or processing time.
Build a buyer's document folder
Keep identity documents separate from property documents. Your buyer folder may need proof of address, tax residence details, marital status or matrimonial property arrangements, and bank evidence of the origin of funds. A lender can request additional income, debt and employment information. Ask each professional for a specific list and note whether originals, certified copies or translations are required. Avoid sending sensitive documents to unverified addresses.
Check documents used from abroad
A power of attorney should cover the acts that your representative will actually perform, such as purchasing, borrowing or dealing with taxes. Have its wording reviewed before signing it. The treatment of foreign public documents depends on the country and document involved, including any applicable treaty or exemption. Confirm translation and authentication requirements directly with the recipient, and keep time for corrections rather than discovering an omission on completion day.
