What the certificate describes
The energy performance certificate assesses the building or part of a building using the regulated certification method. Its label summarises energy indicators, but it is not a promise of a particular electricity bill. Actual use depends on occupancy, habits, weather and energy prices. Read the full document, including the description of the envelope and installations, rather than comparing homes using only the coloured letter shown in an advertisement.
Check identity, registration and validity
Match the address, cadastral reference and scope to the property being sold. Check the issue and expiry information and the evidence of registration with the competent authority. Under the national framework, the documentation provided for a sale generally includes the registered certificate and label where certification is required. Exemptions depend on the legal conditions, so ask for the specific basis and evidence if the seller says no certificate is needed.
Turn the recommendations into questions
Improvement recommendations can help you plan a technical conversation about insulation, windows, heating, cooling or hot water. Ask which measures are realistic for this home, what permissions are needed and whether common building elements are involved. Cost and saving estimates deserve separate review before being treated as an investment forecast. A proposed improvement in a certificate does not mean the seller has carried it out or that the community has approved it.
Keep energy review separate from condition
Energy certification does not replace an inspection for structural problems, damp, leaks or unsafe installations. During visits, ask about summer overheating, winter comfort and the maintenance of equipment. Compare those observations with the certificate and utility information, while remembering that previous consumption reflects a different household. Keep the final registered document in your purchase folder and include practical improvements in your post-purchase budget only after their scope is understood.
